Business funding for remodeling and renovation contractors

Remodeling and renovation work is mostly residential and billed to homeowners on a deposit-plus-milestone schedule, so cash usually needs to move faster than a homeowner draw does. Custom cabinetry, fixtures and specialty materials often have to be ordered and paid for weeks before the milestone payment that was supposed to cover them arrives.

  • One application, several lenders
  • No credit pull to see your options
  • No fee to you, ever

Common funding needs

  • Ordering cabinetry, fixtures or specialty materials ahead of a milestone payment
  • Covering payroll between a homeowner's deposit and the next draw
  • Financing tools, a work van or a dumpster trailer
  • Bridging a change order before the client pays for it
  • Covering a slow winter stretch between projects
  • Taking on a larger whole-home renovation

What usually fits

Products that usually fit

  • Line of credit for materials and payroll between homeowner milestone payments; reused project to project.
  • Equipment financing for tools, vans and trailers.
  • Working capital for a fast need tied to a specific project gap.
  • Invoice factoring only for the commercial or property-management side of the business, if you also do that kind of billed work.

Illustrative example

A worked example

A remodeler draws $25,000 on a line of credit to order cabinetry ahead of the client's milestone payment, repaying it when the milestone clears in about 6 weeks. At an illustrative 10–20% a year, that runs roughly $287–$575 for the period.

A work van financed for $32,000 over 5 years at an illustrative 8–18% a year comes to about $649–$813 per month, or $38,931–$48,755 in total.

Underwriting

What lenders look at

  • How deposit and milestone payments are structured in your contracts
  • Monthly deposits and how project timing spaces them out
  • Existing debt and any current equipment or vehicle loans
  • Licensing and insurance current in your area
  • Whether you also do any commercial or property-management billed work
  • Owner credit and time in business

Honestly

Who this is not for

  • A remodeler whose work is mostly residential, cash-on-milestone: invoice factoring will not fit that side of the business
  • Ordering custom materials before a client's deposit or contract is finalized
  • Borrowing short-term money for a renovation running far behind its original budget

If borrowing does not make sense, we will say so.

FAQ

Remodeling & renovation funding questions

Most of our clients are homeowners, not businesses. Does factoring still apply to us?

Not usually for the residential side; factoring needs a billed business invoice. A line of credit for materials and payroll between milestone payments is the more common fit.

Can I finance a custom order before the client's deposit clears?

A line of credit set up ahead of time lets you order against the limit and repay it once the deposit or milestone lands. Applying under pressure mid-order is harder.

Do you finance tools and smaller equipment, or only big purchases?

Both. For smaller amounts a line of credit is sometimes simpler than equipment financing; tell us what you're buying.

What if we also do some property management or commercial repaint work?

That side of the business, if it is billed on terms, can sometimes use invoice factoring separately. Tell us the split.
